Pat -- the Stop and Shop project was only possible because of the huge public investment, which I am sure far exceeded the developer's own equity in the project. If there were any profits to be shared with the community through a trust fund, those profits only existed because of the city's (and maybe state's) investment. Yes, perhaps it might have made more sense if the city just directly funded a loan or grant program for the local bodega's. But indirectly, it was purely the city's funding that created the value in the project that then made it possible for the developer to create a trust fund. It surely didn't come out of his profits. I actually always thought it was a bit strange that a project that was, itself, such a huge benefit to the community would have to create a community benefit fund. It always seemed a bit redundant to me.

But Pat, I do understand your comment that people will move into the Jackson Sq. area once it is developed. Yes, if the projects can stay free of grafitti and show well, that part of JP could FINALLY become an exciting part of the city. The T is right there to get into the city quickly.

Pat, there are two housing projects on either side of Bickford St. I lived in the original Heath St. Project, 3 stories high. When my parents had two sons we were able to move to the newer Bromely Heath Project (7 stories) for an additional bedroom. I loved living in both projects. My parents were able to buy a house on Forbes St. once I graduated from JP high. So my younger brothers spent more time growing up in Hyde Sq. than I did. I was now working full time for a major bank in Boston. Loved that to.
