One Bromfield Project Still On Hold

The developer told the Herald he is waiting to see construction begin on the old Filene's property before moving forward with his project.

 

 

Plans to build a 28-story apartment and retail tower in the Downtown Crossing area remain on hold until further progress is made on the former Filene’s Basement site across the way, the Boston Herald reported Monday.

Midwood Management President John Usdan told the Herald that the $200 million One Bromfield project was not “viable” yet, despite the fact that another developer had received city approval to develop the Filene’s block.

The Bromfield project, initially proposed in 2008, would replace four buildings at Bromfield and Washington streets with about 260 apartment units on top of retail and parking facilities, according to the Herald article. But the project has been on hold since then.

Across the way, at One Franklin, New York developer Millenium Partners has proposed a $620 million project integrating the existing historic building with a new 60-story tower that will feature nearly 500 luxury condominiums and luxury apartments, guest rooms, a sports club and retail space, according to Millenium Partners’ website.

That project received city approval in September and is slated to begin next spring, according to the Herald story.

Millenium Partners also has begun construction on a 15-story building at the corner of Avery and Washington streets, which will feature 256 luxury residences, according to the company website. That building is slated to open in fall 2013.

But Millenium’s plans aren’t enough to convince Midwood Management to begin construction on One Bromfield. Usdan reportedly told the Herald he wanted to “see foundations poured” before his company would begin its project.
